Property Management Services

Managing daily building and tenant issues, collecting rents, late pays
Paying bills, invoicing and all related property banking/accounting
Establishing annual building income & expense budgets
Determining net rent charges and performing annual tenant reconciliations and budgets
Implementing leasing and re-positioning plans where applicable
Implementing capital improvement projects
Tracking and monitoring lease expirations and negotiating lease renewals
Coordinate typical construction activities, if any
Building expense analysis and monitoring (making sure existing vendors are providing quality services at market rates)
On call to provide 24 hour emergency services as needed
Routine visits to the property to check on tenants, maintenance, etc.
Overseeing maintenance personnel/contractors and ensuring that routine repairs and maintenance items are done
Delinquent rent collections and evictions
Payment of mortgages and real estate taxes where applicable
Coordinating vendors, bidding annual service contracts (landscaping, plowing, etc)
